Our Buying Process and Commitment to You
- We discuss the potential of your land with you. If it is mutually
suitable and you are happy with our planning and development proposals
we are then in a position to make you a formal offer. If our offer
is acceptable, we issue you a contract
- We undertake the planning
process which includes managing the planning application, appointing
our architect and planning consultant and arranging for surveys
to be conducted - mostly tree surveys, topographical surveys
and soil testing
- We cover all of the costs relating to the application
where there is no risk to you and at no point do we ask
for you to cover any of these costs
- Obtaining planning permission is a judgment that we make and
we put our money where our mouth is. Before we start this process,
all we ask from you is a commitment in the form of an option to
buy your property at a pre-agreed price for a pre-agreed period
of time
- We keep you informed of the planning progress throughout
the process. When planning has been granted we let you know and
the actual ‘buying
of your house' happens in the standard manner with a set exchange and
completion date. This gives you time to find somewhere else and be
in that strong buying position of knowing that you have sold your
house
- Timings around moving dates can be changed where possible and
we understand the complexities involved in finding a new home
so we never expect unrealistic timescales.
