Lightwood Property offers a unique approach to property development. We work with land and property owners to create a solution that suits a range of situations. In all cases our aim is to make better use of under-utilised land. We identify land parcels that in planning terms could increase in density or change in use. This means that we can increase the value of land by changing planning status. We undertake to cover the costs and project manage the planning application process and once planning has been achieved we share the added value with the land owner. This means that in most cases we can pay more than current market value for property.
We spend a lot of time identifying properties with development potential.
Once we have identified properties we then make a judgment about the planning possibilities and if in doubt, make contact with the Local Planning Authority in order for their opinion. In all cases we consult the local plan and ask our Planning Department to make their assessment too. This combined approach, gives us the opportunity to assess the planning risk and benefits attached to each development proposal.
We do not submit planning applications or develop buildings that contravene planning policy or more importantly don't infringe on your neighbours' property or that of the wider landscape.
